Partial loan repayment or loan repayment before maturity

Loan user may submit to the Bank his written request for partial loan repayment or repayment before maturity.

If the user wants to repay the loan before maturity, he shall pay the calculated, but unpaid nominal fixed interest rate on the rest of the principal with the repayment before maturity date.

The Bank shall not charge any fee for partial loan repayment or loan repayment before maturity

Documentation required with the Loan Application for renewal, reconstruction and extending of the house/flat

  1. Completed Application Form for loan product (1 copy in original)

  2. Confirmation on employment and income of the loan user/endorser certified by the employer (1 copy in original, signed and certified by the employer’s authorized persons);
  3. Personal identification document of the applicant/endorser (1 copy – photocopy)

  4. Decision on inscription in Courts Registry - only for owners of agencies and independent shops (photocopy - original for inspection) 1 copy

  5. Decision concerning Tax on income issued by Tax Office (original for inspection) only for owners of agencies and independent shops.

  6. Certification on paid tax on income and tax basis issued by Tax Office - only for owners of agencies and independent shops (photocopy - original for inspection);1 copy

  7. PPDG-5 Form required for all applicants being tax payers in conformity with the Individual Income Tax Law (photocopy - original for inspection) 1 copy

  8. Bank’s statement on turnover on the current account for previous three months (if no account opened with the Bank) original, issued by the bank where applicant has current account with regular income (1 copy)

  9. Pension checks from previous three months (for pensioners) - Original or photocopy (1 copy)

  10. Consent of applicant/endorser that the Bank may require the report from the Credit Bureau (original signed by the applicant/endorser)1 copy

  11. Decision on Administrative Order Order / Original certified by the employer of the applicant/endorser / 2 copies

  12. Standing order for settlement of the borrower’s obligations (Original signed by the client) - 2 copies

  13. Draft Authorization for applicant / endorser / Original signed by applicant/endorser / 2 copies

  14. Confirmation on the received valuables / Original signed by the applicant /3 copies

  15. Questionnaire for individual clients (trasante) - Original signed by the client - 1 copy

  16. Questionnaire on connected persons /Original signed by the applicant – one copy

Documents required for the housing loan for renewal, reconstruction and extending of thehouse/flat

  1. Project/Works costs estimation i.e. Contract signed by the authorized person

  2. Certificate issued by the municipality in charge stating that license and/or approval is issued for these works. Both documents must be submitted in original, if both issued.

Documentation required for assessment of the real estate as a mortgage instrument

  1. Excerpt from a real estate list including the real estate which is subject of a mortgage

  2. Real estate value assessment–original;

  3. Marriage Certificate - excerpt from the registry (if the real estate owner/mortgage debtoris married)

  4. Birth Certificate-original - excerpt from the registry, only if the mortgage debtor is not married;

  5. Personal identification document of the mortgage debtor and his/her spouse - photo-copy;

  6. Written Consent to the Applicant, signed by the spouse and certified by the competent court, for establishing the first lien mortgage on the Real estate, in favor of the Bank and under the Mortgage Contract.

Documentation for conclusion of the Loan Contract and loan funds approval

  1. Certified Mortgage Statement related to the real estate, being the mortgage instrument;

  2. Application for the mortgage registry, sealed by the competent registers;

  3. Real estate insurance policy related to principal and additional risks, assigned in favor of the Bank.
